1. Autumn’s activity is an advantage
Two months in, by the time we get to Autumn and we are settled into the year. With the silly season behind us, buyers are back, more focused, active, and often wanting to make a move before winter. We traditionally see a higher volume of stock come to market, (only second to spring selling season), which is a positive that brings momentum to the marketplace, with more open homes and more buyers buzzing around on the weekends.
2. It’s a beautiful time of year to show your home
Much of life is about timing, and Autumn time in Sydney’s Northern Beaches is just stunning. The temperature is warm, but not usually uncomfortably hot, the perfect temperate balance to show your home in, with ocean breezes sweeping through warm temperatures homes feel neither hot nor cold and the brightness of the days illuminates and freshness interiors.
It’s also one of the best times to show off the amazing community vibes that the Northern Beaches offer, it truly shines through Autumn into Easter – the ocean is glistening and our beaches are alive with activity and community.
3. Autumn 2023 is signaling stable conditions
As we talked about in our March Market Update, the market is presenting what appears to be more stable conditions and there are signals that the Autumn selling season will provide a balance of buyers and sellers. This is due to an increase in stock and liquidity coming back to the market.
4. Updating your price evaluation is pivotal
With today’s property market being flatter than the pandemic boom, it’s vital that your property evaluation is accurate and equated based on the current market, not an outdated market.
Price evaluations need to be based on the most recent sales, not sales that occurred three months ago or at some stage last year.

5. You need the right price guide on your side
Real skill is required to set the right price guide for your property. There are many factors to consider and setting the for sale guide, or auction guide, based on current market conditions can be the difference between a swift sale with above market results, or holding your property back, and hindering outcomes.
As well as comparable sales and general macro market performance, we need to carefully assess current buyer behaviour and sentiment in your properties micro market, to adequately work out what price guide will generate interest, attract buyers and create competition. Right now, buyers are more considered, FOMO has eased and they are taking more time and often wanting to negotiate. We need to work with the current climate (and not against) to achieve win/win outcomes starting with our price guides.
6. Present a home not a product
