Tale of Two Sales – Newell Place, Frenchs Forest and Wheeler Parade, Dee Why

In another prime example of how the Cunninghams team can work together to achieve the best results for all of our clients, this Tale of the Sale details how one of our clients nearly gave up on looking to buy a home, until another one of our Agents gave her a glimmer of hope!

The Buyer looking for a home

Karen, a client of Agent Matt Nicastri, had been looking to buy a home on the Northern Beaches for some time and was feeling quite deflated after missing out over a period of a few weeks. Given the sharp value increases at the beginning of 2021, Karen had almost given up on finding a home under $2,000,000 with three bedrooms and a garage.

Matt kept in touch with Karen over this period and knowing how quickly the market was moving, advised Karen to prepare her apartment in Wheeler Parade, Dee Why for sale just in case they had to move quickly.

The opportunity in Frenchs Forest

When Andrew Lutze and his team were called into 12 Newell Place, Frenchs Forest, the property had just been through a failed ‘On the Quiet’ campaign with another Frenchs Forest based agency. The owners were impressed with Andrew and his team for a variety of reasons including the structure of his sales team, the professional marketing proposal and the stylists who were able to do a partial style which added to the already immaculate home. These points of difference were enough to have the owners partner with Andrew and his team to sell their much loved family home.

During our weekly sales meeting, Andrew mentioned this property to the team which got Matt Nicastri thinking – it would be a perfect match for his client Karen. In the following days, Matt attended the marketing appointment at Newell Place to inspect the property himself and see whether it would be a good fit for her, and his suspicions were confirmed – this home ticked all the boxes and would be a great option for Karen.

The property was officially launched to market, and over the first week Andrew’s team had shown through 43 buyers and issued 7 contracts.

On Matt’s advice, Karen was one of those buyers and contract holders and she was interested in purchasing the home. Under the guidance of Andrew and Matt, it was suggested to Karen that she come in with a strong, compelling offer following the first open to take this property off the market. Karen then came through with an exciting offer that the owners were considering.

To be completely sure they had captured the market and a range of buyer feedback, Andrew and his team opened the property again on the Wednesday, which confirmed that Karen’s offer and quick exchange terms were appealing.

Given the recent failed campaign, and after discussing buyer feedback with Andrew, our owners were very happy to accept Karen’s offer of $1,875,000 – SOLD! We had two delighted parties, a vendor who was extremely happy with the quick and seamless campaign with an amazing result, and a buyer who was ecstatic that she was able to finally purchase a home! Our owners of Newell Place, who had lived there for 52 years were also very sentimental about the new family coming to live at the property, how they would love it as much as they did.

Selling our buyers apartment – prior preparation pays off!

Given that Matt and Karen had prepared the apartment in Wheeler Parade, Dee Why, it was ready to be launched to our database, with an ‘On the Quiet’ strategy for the first week.

Karen’s apartment was initially shown to 5 highly qualified targeted buyers with an initial guide of $800,000 – $880,000. Following some competitive negotiations between two of these buyers, the apartment eventually sold for $945,000 to a buyer from our database who had been looking in the Curl Curl, Freshwater area for a while. This is an exceptional result considering the last sale for a similar apartment in the building sold for $831,000 in March this year.

The moral of this story
