Want to know what your money buys in Avalon Beach? 2107 has always been a sought after destination for those wanting a quiet coastal lifestyle, in an international city. One step removed from the hustle and bustle of Sydney city, the upper Northern Beaches has only one road in and one road out which allows for its untampered beauty, relaxed pace, pristine coastlines and village settings, all of which attracts buyers from all over Sydney and the world.  

Postcode 2107 represents Avalon Beach, Bilgola Plateau, Clareville, Bilgola Beach and Whale Beach , and once homeowners acquire it, they hold it tightly, it’s a difficult forfeit, I know personally – as I have been fortunate to grow up here, and have our family home in Bilgola Plateau. 

Whilst selling property locally over the last few years, we have seen an increasing number of people moving in, including young and growing families desiring a place to establish home. Many move from the Eastern Suburbs, or the Inner West of Sydney and others are overseas buyers or expats. Also, a large portion of our buyers and sellers are local homeowners that are downsizing and upsizing. 

With the property market prices fluctuating over the last few years, it’s an interesting time to take a look at current price points. 

According to April data from realestate.com.au, the median house price of Avalon Beach sits at $2,607,500, and the median 2 bedroom unit price is currently $1,150,000. 2107 does have a wide scale of property prices, from units starting from under one million to the ten-million-plus waterfronts. 

 

So what can you get in the 2107 postcode with the budget you have? 

Below $1 million: Avalon units to choose from 

As of April 2023, the median one bedroom unit price is $850,000, which is an indication of how much a comfortable and smart one-bedroom unit will cost you. But investors and first home buyers can still pick up a great entry-level pad for under this amount.  

$1 million to $2 million: the surprise package 

At $1,000,000 to $2,000,000 million you’re unlikely to pick up a house in Avalon’s 2107 postcode, but at the lower end of this range you’ll get a 1 or 2 bedroom unit, at the higher end of the range a sizeable luxury apartment with a view or a townhouse with outdoor space or a courtyard for example this 

More than $2 million: entry-level Avalon houses and high spec apartments 

$2 million is around entry level for a small three-bedroom house in Avalon for families, renovators, and investors.  

High spec apartments and purpose built over 55’s sit around the mid to late $2 millions, for example the Avila apartments currently being sold off the plan. 

$2.5 million – $4.5 million: A classic coastal home 

So what can you buy for the current 2107 median house price of $2,607,500? 

For just above this price you could have bought this beautifully renovated Bilgola Plateau home. A renovated four-bedder with charm, convenience and character, it has great family appeal and came in just above the median house price, and is fairly indicative of properties available at this price point.

$4.5 million to $6 million: the sensational family entertainer 

If your budget stretches to between $4.5 and $7 million, you’ll find you can buy into a quality family home on a flat block of land with four or more bedrooms. It could even come with extensive views and be within walking distance of Avalon Beach or Clareville beaches. 

$6 million plus: luxurious, private waterfronts 

For $6 million plus we’re talking about very exclusive properties with beach fronts, deep waterfronts, double blocks, private beach access, or a jetty/marina for direct boat access and mooring.
