Tale of the Sale | 5 Ellen Street, Curl Curl

With any changing real estate market there is always going to be a shift in sales strategy. When it comes to strategy in today’s market, we have noticed a few trends arise over the last few months including the emergence of a third market. While we commonly launch properties on the major property portals and use an ‘On the Quiet’ strategy, such as 5 Ellen Street, Curl Curl, involving database marketing, this third bespoke market involves matching buyers to properties that are not necessarily on the market yet. By maintaining good client relationships, knowing our market, and understanding the motivations of both buyers and sellers, we have been able to facilitate some extraordinary deals in the premium end of the market on the Northern Beaches.

This was the case with our recent bespoke sale at 5 Ellen Street, Curl Curl. The owners were not looking at selling at the time, however given the relationship they had with agent Anita Wildash, they were willing to discuss the possibility. When Anita presented the owners with this highly qualified buyer, they entrusted Anita to bring the buyer through to inspect.

The purchasers, who had been searching for their dream property, also had a great deal of trust in Anita to know that she would be able to find what they were looking for. In these high-end property transactions, it is critical for agents to be across all details of the home, so when fielded with questions about the finer details, she was able to confidently answer them, put the buyers at ease and negotiate a sale price.

Following their first inspection, these buyers were very keen to make an offer, and following some quick negotiations, the property was sold for a suburb record of $9.4m. The previous sales record for Curl Curl was $6.61m, so a significant increase and good news for the high-end properties in this sought-after suburb.

In this premium market, bespoke deals do not happen too often, however when they do happen it shows the great trust in the agent from both buyers and sellers. The trust that Anita had gained from her sellers to be able to present this opportunity to them, and the trust she had from her buyers to let them be guided on the home and the price was something special.

Despite the talk of a slowdown in the market, the premium end of the market is still performing strongly, with owners and buyers at this level are very much aware that these sorts of deals may not come up again anytime soon.
