In a heated market like we find ourselves now, we often get asked the question “should we buy before we sell or sell before we buy?”. It’s a difficult one as buyers are moving very quickly, and finding your next property can take time!
We have had a few sellers contact us recently to discuss whether it is suitable for them to rent in a different area before they sell up and buy in that location, and our owners of 42 Consul Road, Brookvale did just that. They wanted to make the move to Manly, however initially they just want to rent and get a feel for the Manly community before jumping straight in and selling their home to buy in the area. Getting in contact with Chelle Steanes from our Property Management department, our clients asked Chelle to give them a rental appraisal for Consul Road. Knowing the situation and that the clients were also possibly thinking of selling at some stage, Chelle took Sam Raso, Cunninghams Sales Agent along with her to give his advice on the selling market.
After Sam showed the clients some of the results achieved in the local area, and talked through the strategies he would use to achieve a premium sale price, our clients decided to partner with him to sell their home. Nestled in a private location with lush bushland to the rear, Sam knew this dual level home + studio would be very popular. After only 10 days on the market Sam and his team showed a extraordinary 78 buyers through across two open homes, resulting in 20 contract requests. When it came time to negotiate, we had six parties making offers beginning at $2,000,000 and resulting in the property selling the in range of $2,425,000 – $2,450,000. To give context, this property was purchased in 2017 for $1,452,000 – an incredible gain in just four years, and a street record for Consul Road!
While all this was happening, our Property Management department worked closely with our vendors to try and find them a suitable home in Manly. We were able to find them a rental they could call home for the meantime, which also meant they were able to move out and allow the home to be styled for sale. Styling for sale is such an important part of creating an emotional connection with our buyers as soon as they walk through the front door, and something we believe had a huge impact on the final sale price of this already stunning home.
