Our Tale of the Sale for 20 Beaumont Crescent, Bayview was a special one for Cunninghams agent Jane Gamson. Being friends and also neighbours, the vendors have followed Jane’s career in real estate and when the time came, they had no question about who would handle the sale of their much-loved family home.

Jane’s strategy was clear. Beginning with an ‘On the Quiet’ (OTQ) phase, the property was shown to approximately ten hot buyers, with seven returning for a second inspection. From here, Jane advised the owners to launch the property to the open market, meaning it would be launched to the major portals and a full marketing campaign would begin.

Initially appraised at $2,800,000 – $3,000,000, the property was launched to market at $2,895,000 given the current market and timing. From this, over the 17-day campaign the property received 120 enquiries, 60 inspections and had 13 contracts taken.

With buyers ready to act and wanting to make offers, Jane advised the vendors to bring the auction forward by a week, to keep the momentum going and keep the process transparent – something that is really important to Jane and everyone at Cunninghams. The open forum of the auction floor is a wonderful way to have negotiations play out in the most transparent way for all parties.

With an efficient and effective campaign running, the vendors were already well aware of all the parties and their terms and feedback, and they agreed with Jane to bring the auction forward, making the decision based on this intel.

While most parties had standard settlement terms, one party had a request for four months settlement, so the reserve was set with all these particular terms in mind. In the end, with six registered bidders and five making bids, the auction ran smoothly. The bidding went past the reserve and the home was sold for a street record to the highest bidder.

During the campaign we were given buyer feedback that many were frustrated with agents in the area giving unrealistic auction guides. In some cases, reserves were 20% over the guide and bidding at auction did not even reach the reserve. This was something we had to keep in mind, while building a level of trust with each buyer that would assure them that this would not be the case at Beaumont Street. In fact, the reserve landed within the normal 10% range. Having realistic vendor expectations while continually having conversations with buyers, aligning them with market value, was key to our success.

The campaign was smooth, and direction was clear. Jane and the vendors were optimistic yet cautious on price, and this steady approach achieved an outstanding result.
