Following a particularly strong spring market, November signalled the early arrival of the usual Christmas slow-down, with enquiry softening sooner than expected this year. While tenant demand has eased for properties available immediately, homes with January availability are still moving quickly – a clear sign that renters are now timing their moves around the holiday period rather than rushing to relocate beforehand.
Despite seasonal shifts, our team delivered another high-performing month. We leased 35 properties across the Beaches during November, with an exceptional average days on market of just 4.6 days, demonstrating the continued strength of the local rental market and the efficiency of our processes. These leases generated an average weekly rent of $1,052 and were supported by significant tenant activity:
- 805 prospective tenants inspected our properties
- 88 open homes were conducted
- 176 tenancy applications were received
A broader scan of available rental stock revealed just a few hundred listings across the entire Northern Beaches LGA – remarkably lean for a region spanning more than 15 suburbs. This scarcity is contributing to elevated competition among renters, particularly for well-presented homes in highly sought-after pockets such as Manly, Dee Why, Freshwater, Balgowlah and Collaroy. Properties in these suburbs continue to attract strong enquiry, multiple applications and above-average open home turnout. Year-to-date, our team has now leased 447 properties, reinforcing our significant role in meeting rental demand across the region.
This month also delivered a moment of immense pride for our team. At the 2025 REB Property Management Excellence Awards, Cunninghams was awarded the Best Team Culture Award – national recognition of the collaboration, support and consistency that underpin our service.
