What a rollercoaster ride we have had over the past few weeks. Although we are adapting and changing the way we do almost everything in our business, we still have lots of happy vendors and lots of excited buyers. In March our team made 54 sales with an average sale price of $1,911,000! So while there has been a drop in buyers coming through to inspect, the buyers who are showing up, are the ones who are energised and ready to transact.
When it comes to inspecting property in NSW, the following actions are deemed essential and can therefore carry on, taking all precautions such as social distancing and a high level of personal hygiene (including use of hand sanitiser, gloves and masks):
– Moving to a new residence or business place
– Inspecting a potential new residence
– Undertaking legal obligations and property settlements
With public Auctions also currently banned, we have adapted the way we do business when it comes to selling your home. Most properties we currently have for sale will sell via Private Treaty due to the nature and sales strategies behind these campaigns, however we do have the technology and capability to hold online Auctions (so buyers can bid from their loungeroom) for properties where it makes strategic sense to do so. As for the new way we are conducting open homes, we are finding that our private inspections are working well. The one on one conversations we are able to have with buyers at private viewings allows us to get great insight into their level of interest, their needs and to qualify their search criteria. In turn, this helps us to match them with their ideal property. Cunninghams Qualify is the new way we are doing business where sellers can feel at ease that not only are we ensuring that our buyers are ready to proceed, but that they are also prepared to comply with our inspection rules.
At Cunninghams, although we are spread across 3 offices in Balgowlah, Dee Why and Manly, we are non-competing in the way we share information. We have one client base across all three offices, and if you register your search criteria with one Agent, it goes into a central database. We have been in contact with many buyers over the last week who have specifically told us that they are still intent on buying in the near future and have registered for our Cunninghams Qualified hot buyers list – it is then our top priority to match those buyers with a property for sale.
