Matt Nicastri and Matt Lemon have been working alongside each other for years. Given their neighbouring specialist areas of Cromer, Collaroy, and surrounds, the two Matts have collaborated many times, helping their clients achieve success through property.
Collaboration is a huge part of the culture at Cunninghams. Recently, Matt and Matt collaborated on a few special sales that involved buyers becoming sellers, allowing them to act and purchase a home they loved. Utilising their strong networks as well as the extensive Cunninghams database of clients, these sales prove that while relying on the major portals for exposure is important, the teamwork inherent in our culture is a huge value add for our clients, ultimately enabling them to purchase a home with confidence.

Case Study 1: 9A Alfred Street, Brookvale, vendor purchased 30 Woodward Street, Cromer
The vendor of Alfred Street first saw the property at 30 Woodward Street at the beginning of the campaign, however he hadn’t sold his property and was not confident to act on it.
Matt & Matt were sure they could find a buyer from recent sales in the area and in a similar price bracket, while utilising an ‘on the quiet’ campaign.
After getting the property compliant and ready to introduce buyers, the Matts invited 15 highly qualified buyers from recent sales, including one in Lovett Street, Manly Vale. From these buyers, there was a healthy level of interest and following a competitive level of negotiations, the vendor sold his Alfred Street property for $45,000 above the upper end of expectations for $1,845,000. The estimated selling price was $1,700,000 – $1,800,000.
Selling with an ‘on the quiet’ campaign gave the vendors enough confidence to act on Woodward Street and transition seamlessly into their new home, something that was extremely important to this busy, professional couple. The potential headwinds in the market around borrowing capacity and interest rates were looming and this was a key driver for these clients to be able to act quickly and secure their ideal property.
Case study 2: 11 Cooper Close, Beacon Hill vendor bought 23/1030 Pittwater Road, Collaroy
Once again, the vendors of 11 Cooper Close inspected the property at 20/1030 Pittwater Rd but were unable to act given the lack of confidence in the sale of their home which had previously been listed off market with two other agencies.
The two Matts saw an opportunity again, and once these vendors were signed with Cunninghams, they were given the opportunity to find a buyer. After introducing ten of their best buyers in the area, mostly active buyers from recent sales at 18 Marshall Crescent, 1 Nalya Road and 34 Mary Street, there was enough evidence to convince the vendor that buyers were out there and willing to act for the right property.
The ultimate buyer for Cooper Close had made offers on multiple properties locally so was identified by Matt and Matt as a key buyer for the home. After some negotiations, they managed to reach a price that gave vendors the chance to seamlessly buy and sell simultaneously. These vendors had not sold property for over 20 years, so the certainty and efficiency of this result enabled them to buy their dream downsizer apartment at 23/1030 Pittwater Rd and secure it prior to auction.
