We have always known the high quality of our client database, and following a run of strong results through our ‘On The Quiet’ campaigns over the course of this year, we continue to see evidence of this on a regular basis. Over the past eight months, we have sold approximately 20% of properties ‘On The Quiet’ which means minimal advertising costs to our clients.
An ‘On The Quiet’ campaign is usually a pre-cursor to a full campaign and can be implemented on the advice of the agent, or if the property owner is wanting to ‘test the waters’ with our database. An ‘On The Quiet’ sale campaign is simply a property that is on the market for sale, but hasn’t been pushed through the major real estate marketing platforms such as Realestate.com and Domain, and as mentioned above considerably lowers the marketing costs for our vendors.
However, if a result hasn’t been reached within a certain timeframe, we do encourage launching a full marketing campaign to capture a targeted market and engage more buyers, and this can be done quite quickly. One example of when an ‘On The Quiet’ campaign may be well suited to a property is when we have recently sold a similar property in a nearby location. We often have buyers on our database who have missed out on a sale that are ready and willing to act fairly fast to secure a property in that area.
A huge ‘value-add’ for all Cunninghams clients is the quality and strength of our database which operates across three non-competing offices in Balgowlah, Dee Why and Manly, servicing the entire Northern Beaches. Our consistent level of communication and knowledge sharing efforts between agents and offices have proved to be successful for many of our ‘On The Quiet’ sales.
If an ‘On The Quiet’ campaign is something you would like to know more about, or you would like some advice on the best way to launch your property in this market, please don’t hesitate to get in touch for a confidential conversation. We may have just met your ideal buyer!
